The model of investment that we use is 25% investment + 75% Property Transformation Ltd and we return between 15% to 25% profit on the sum invested pro-rata. Our investors finance 25% of the sum total of the costs incurred in a project (purchase price, stamp duty, renovations, legal fees, professional fees etc) and we provide fully transparent spreadsheets on every investment opportunity. Our aim is to have different projects running concurrently so that an investor can put money into one or another and then if they wish, to roll the investment into the next one. The return is very high as we pay a min of 15% after tax on the profits and if an investor rolled their investment into three projects in a year, the return would be 45% on their money. This is a low risk, high return enterprise. We have used our own finance to create this opportunity for others and have personal experience in how fast the investment grows.

Rather than a speculative business this is “bricks and mortar”. To give an example of the most recent house that was developed it was purchased in Crouch End, North London at £610,000. This property was very tired and in need of complete refurbishment. It never went to market and was purchased at below market value. It took 4 months of renovation at a cost of £106,000 and is now for sale at £949,999. It may take 2 months to sell but those costs are in the equation.
